Finance Tips
Are you Financially Ready for Home Ownership?
Buying a house can be a big step but one well worth taking. If you have some key financial issues taken care of and under control you can make the whole process much more smooth and stress free.
Here are some questions to ask yourself when and if you are ready to purchase Daleville real estate:
1. Do I have a great understanding of my personal finances?
Do you know your credit score? Do you have a copy of your current credit report? Are all payments up to date? Without knowing these key issues, you may not know how much you can afford to spend on a home plus if these issues are not in good standing you may not get the best mortgage loan rate you could.
2. Do I have an emergency fund or reserves built up?
There are still a lot of zero down loans out there but having some funds set aside for extra expenses can make the whole process seem more smooth. Make sure you have some funds set up for earnest money deposits and inspection costs. Also, once you do buy the home, you may need extra funds for furnishings or repairs.
3. Do I know all the extra costs involved in a mortgage payment?
The principle payment alone does not cover all the costs associated with a loan. There is interest, home owner's insurance and taxes sometimes built into the payment. What you may be thinking you are going to pay can end up being $100 - $500 more a month just in extra costs. Take this into consideration when learning how much you can afford.
4. Do I have a lender I trust and can I get a pre-approval letter?
Finding the right lender can take some time. Work out all the costs involved and determine which option would be best for you. Mortgage brokers tend to cost more in fees but can typically find a better loan or rate for you. Once you have a loan ready, ask for a pre-approval letter to present to sellers when submitting an offer. It shows the seller you are a serious buyer that has done their homework.
